Calculating funding position in broker tools. Doing purchase, refinance, top-up (increase) or equity release loans in Salestrekker 2.0.

Purchase

Security Details

Purchase transactions have to have a new security added under the "Security Details" tab of "Broker Tools".

To add a new security, click the "Add Security" button and choose "Add new".

Complete the security details (address, value, ownership type, etc.).

If you've built multiple scenarios, don't forget to choose a scenario to proceed with.

When the new security details have been completed, click the "Save" button to confirm.

Funding Worksheet

Funds Required

The security value (A) will only transfer from the security tab when first accessing the Funding worksheet. Any changes made to the security details afterwards will need to be manually overridden.

All properties added as "new" in the security tab will automatically be set as a purchase for transaction type (B).

Ownership type (C) will be initially set based on Security details tab settings, and any subsequent changes need to be manual.

Property status (D) is required to calculate correct Stamp Duty.

Purchase/Builder's contract price (E) is required to be entered as well. This price can be different to the Security value (e.g. Purchase and valuation prices are not the same).

Date of contract and First home buyer / Off the plan (F) fields might be required for Stamp Duty and other fee calculations (G).

Funds Available

Proposed Loan Amount (A) is required for correct LVR and rest of funding worksheet calculators.

Once all details have been entered, click "Save and calculate" button.


Refinance

Assets & Liabilities

For refinance applications, existing property details have to be added first under the Client Profile > Assets and Liabilities tabs.

Complete the existing property address under the Assets tab.

Add any existing mortgage for the existing property under the Liabilities tab.

Complete the mortgage details, select the existing property to be linked to the mortgage and select the "Refinance" option.

Click "Save and calculate" button to confirm.

Security Details

Under the Security Details tab, add security as existing.

Click the "Add Security" button then "Add existing". From the menu, pick the property that will be refinanced.

Details about the property and any existing mortgages will load onto the page. These details will be locked for edits under the Security Details page. To edit any details you will need to go back to Assets or Liabilities tabs.

Funding Worksheet

All properties added as "Existing" in the security tab with the "Refinance" option selected in the Liabilities tab, will automatically be set as a refinance for transaction type (B).

Ownership type (C) will be initially set based on Security details tab settings, and any subsequent changes need to be manual.

Property status (D) is required to calculate correct Stamp Duty.

Existing loan balance (E) will only transfer from the security tab if existing property was loaded with existing mortgage(s).

Ensure exit and lender fees are added as per your knowledge/estimate.

Funds Available

Proposed Loan Amount (A) is required for correct LVR and rest of funding worksheet calculators.

Once all details have been entered, click "Save and calculate" button.


Top Up or Increase

Assets & Liabilities

For Top Up applications, existing property details have to be added first under the Client Profile > Assets and Liabilities tabs.

Complete the existing property address under the Assets tab.

Add any existing mortgage for the existing property under the Liabilities tab.

Complete the mortgage details, select the existing property to be linked to the mortgage and keep the "Ongoing" option.

Security Details

Under the Security Details tab, add security as existing.

Click the "Add Security" button then "Add existing". From the menu, pick the property that will be for the loan increase.

Details about the property and any existing mortgages will load onto the page. These details will be locked for edits under the Security Details page. To edit any details you will need to go back to Assets or Liabilities tabs.

To ensure we will proceed with a top up, select the "Loan Increase" option under the security existing mortgages details.

Funding Worksheet

Funds Required

Top Up transactions assume the same lender and loan increase on top of the existing loan balance.

Set up Transaction type (A) to "Top up or increase".

Ensure Existing loan balance (B) and any Other loans against the security are correct.

Funds Available

Proposed loan amount (A) will add to the existing loan balance for new total loan amount.

LVR in case below is 85% for an increase of $40k to an existing loan balance of $640k where the security value is $800k.

Once all details have been entered, click "Save and calculate" button.


Equity Release

Assets & Liabilities

For Equity release applications, existing property details have to be added first under the Client Profile > Assets and Liabilities tabs.

Complete the existing property address under the Assets tab.

Add any existing mortgage for the existing property under the Liabilities tab.

Complete the mortgage details, select the existing property to be linked to the mortgage and keep the "Ongoing" option.

Security Details

Under the Security Details tab, add security as existing.

Click the "Add Security" button then "Add existing". From the menu, pick the property that will be for equity release.

Details about the property and any existing mortgages will load onto the page. These details will be locked for edits under the Security Details page. To edit any details you will need to go back to Assets or Liabilities tabs.

Funding Worksheet

Funds Required

Equity release is a refinance with the additional funds on top of the refinanced amount. The main difference to the Top-up is the mortgage registration fee.

Set up Transaction type (A) to Equity release

Ensure Existing loan balance (B) and any other loans against the security are correct.

Funds Available

Proposed loan amount (A) will add to the existing loan balance for new total loan amount.

LVR in case below is 80%. For additional funds of $30k to an existing loan balance of $690k where the security value is $900k.

Once all details have been entered, click "Save and calculate" button.
